Building Program

As of September 1st, 2011, the Tillamook County Building Department will be responsible for the issuance of all Building Permits within the City of Nehalem.  However, prior to the County issuing a Building Permit, you will need to submit your plans to the City to ensure that they comply with the City's Land-Use and/or Flood Plain Ordinances.

Construction within the Flood Plain
All new construction within the City's flood zone requires that it be built to current flood-proofing standards, including but not limited to a Elevation Certificate (completed by an licensed engineer and delivered to the City), flood vents, anchoring and other possible requirements.  For existing buildings, the federal standard is if the value of improvements to an existing building equals or exceeds 50% of the current value of the building, then that building would need to comply with all applicable flood zone requirements.
